Recently, our commercial client had a mid efficient domestic hot water boiler spring a leak. Our team sprung into action and provided them with two new Rinnai demand duo boiler and storage tank combination units. These units are high efficient and can provide hot water for their ten story apartment building in Vancouver.

Hey guys, it’s Grant here with PJB. I’m going to give you a walkthrough of what we’ve done. There used to be a Mighty Therm 400,000 BTU boiler here with two storage tanks. We’ve now replaced them with brand two new Rinnai 200,000 BTU boilers. These units are really cool — I got my first opportunity to work on one, and I was really impressed. They are 20% lighter than your average commercial tank, which helps with installation, especially if you have a bad back like I do.
Once we fire them up, each boiler can heat 551 gallons of water to a 100° delta T. That means if your water is coming in at 32°F, in 60 minutes, it can heat up to 132°F, and we try to cap them out at about 140°F. Another benefit is that when these boilers come from the manufacturer, they’re set up and ready to go with their own pumps—so all you really need to do is connect the hot, cold, and gas lines.
I was very impressed with the installation. One neat feature is the venting system. We vented them individually, but in a future install, we can hook up multiple units to the same vent (subject to manufacturer specifications regarding upsizing). Additionally, the gas line is on a swivel, so you can position the unit any which way and just connect the gas.
Another great aspect is the serviceability of these boilers. We can service each unit individually. If you have two on a redundant system, you can take one out of full operation and still have the building and tenants receive hot water while you work on it or even replace it. The system is also compatible with building management systems (BMS). When commissioning, you simply go to the Rinnai app, type in the make and model, and it connects to your phone via Bluetooth, allowing you to commission the whole system through an app. This eliminates the need for a boiler connected to two storage tanks, because if one boiler goes down, you don’t have to cut off all the hot water to the building.
I’m very happy with how this mechanical room turned out, and I’m curious to see how the customer will manage these tanks over the next 5 to 10 years.
